The property file is ready before the preliminary sale agreement. Today, what is known about a home is scattered: the energy performance certificate (DPE) at ADEME, past sales in DVF, risks on Géorisques, planning rules on the Géoportail de l'Urbanisme. Invoices, manuals and inspection reports stay with the seller. Real estate agents rebuild this file by hand, often late, and discrepancies come to light between the preliminary agreement and the final deed. Le Carnet Logement is a platform that builds this file. It was founded in 2026 by David Taparel, who has worked as a construction project manager, property dealer and court-appointed expert. It works in three stages. Starting from the address, more than 60 public databases are queried and cross-checked. This cross-checking is what brings inconsistencies to light, such as a land registry floor area that does not match the one in the DPE. The platform then asks the seller only for the documents their property requires, depending on whether it is a co-ownership, has an individual sewage system or is equipped with air conditioning. The documents the seller forwards by email are read, dated and filed automatically. For the agency, the file is ready before the preliminary agreement, and the report is signed there by both seller and buyer. After the sale, the agency stays linked to the property and is alerted when an owner in its portfolio is about to sell. Winner of the Solution d'avenir sociétal 2026 award and Réseau Entreprendre 2026, incubated at BIC Montpellier. Bring the address of a property: we will build its file in front of you.
